Seller’s Guide to Cabo Real Estate
Prepare the property, records, pricing evidence, and transaction plan before the first serious buyer arrives.
Open the guideEvidence before assumptions
See the property through the buyer’s eyes.
Owners become accustomed to their surroundings. A disciplined pre-listing review can identify presentation issues, missing records, deferred maintenance, and transaction questions before they become buyer objections or closing delays.
Source-preserved guide
Open the topics that matter to the decision.
The useful subjects from the prior page remain server-rendered here, while dated figures and broad promises are replaced with current-document review.
Put on the buyer’s hat and walk through the property from the street to every interior and exterior area. Make notes as if you were seeing the home for the first time, and ask a trusted person to point out issues you may no longer notice.
Some sellers commission a qualified inspection before listing. The goal is not to promise a problem-free property; it is to understand condition, decide what to repair or disclose, and reduce surprises during negotiation.
For Los Cabos property, include water, power, wastewater, air-conditioning, waterproofing, drainage, corrosion exposure, pool and landscape systems, appliances, storm history, access, and permitted alterations in the review.
Create a list of repairs, replacements, and improvements completed during ownership. Gather warranties, guarantees, manuals, plans, permits, paid invoices, service agreements, and maintenance records for systems and items that will remain.
Request current title and trust information, tax and utility receipts, association statements, rules, insurance information, inventories, rental or management agreements, and any known assessment or dispute material. The exact closing team should identify the final document list.
Obtain estimates for significant known work. A documented scope helps a seller decide whether to repair, credit, price around, or clearly disclose an issue.
Remove excess furniture and clutter from counters, shelves, closets, and storage areas. Clean windows, screens, fixtures, walls, floors, kitchens, bathrooms, terraces, service areas, and outdoor living spaces.
Address odors at the source, replace failed bulbs, repair sticky doors, torn screens, cracked caulking, leaks, and other visible maintenance items. Small defects can create an impression that larger systems were also neglected.
First impressions matter. Trim landscaping, clear paths, check exterior lighting, clean the drive and entry, and make the arrival feel cared for. Keep showing instructions, notice requirements, security procedures, and property access clear.
A seller’s strategy should reflect the exact property, current competing options, recent comparable evidence, condition, furnishings, timing, community obligations, and likely buyer questions. An automated estimate is not a substitute for property-level review.
Before offers arrive, decide how price, deposit, currency, inspection, financing, furnishings, possession, closing date, and contingencies will be evaluated. Review tax and closing implications with qualified advisers rather than relying on a general percentage.
A complete file and a clear decision process can make negotiation and closing more efficient. Request a property-specific evaluation or review the Sell With Us process.
