This guide is for buyers in Los Cabos and Cabo San Lucas, though its planning principles apply elsewhere. Finding a house takes time; finding the right home can take longer. List what matters most, separate requirements from preferences and be ready to weigh trade-offs.

Choose a real-estate professional who is both skilled and a good fit for the way you make decisions. Buying a home is a financial and emotional commitment; clear communication and property-level diligence matter as much as access to opportunities.

Use the local Palmilla and Chileno Bay guides as examples of how community rights, club relationships, operating costs, and location can differ.

There is no universally perfect time to buy. If a property fits, evaluate it against current documents, comparable evidence, your financing or cash plan, and the cost of ownership rather than relying on broad predictions about the market.

No house is perfect. A strong location may come with a smaller outdoor area, a partial view, or a longer trip to the beach. A generous kitchen may come with a smaller guest room. Keep the most important priorities visible and decide which compromises are acceptable.

Do not let a long list of outside opinions replace qualified legal, tax, inspection, closing, and real-estate advice for the exact property.

Negotiation is part of the process, but trying to win every point can cost a buyer the property or obscure more important protections. Decide in advance which price, timing, inspection, document, furnishing, and closing terms matter most.

Plan ahead. Clarify available funds and any financing before making an offer. An offer with unresolved funding, entity, or timing issues may be less attractive and harder to close.

Budget for closing costs and for ownership after closing. Property taxes may be lower than in some other jurisdictions, but trust, closing, association, insurance, utility, management, maintenance, staffing, and capital costs remain property-specific.

Look beyond the house itself. Noise, access, surrounding construction, utilities, service reliability, community rules, insurance, drainage, salt exposure and travel time can affect daily life as much as room size or finishes.

Choose a home first because it supports the way you intend to live or use it. Appreciation, rental demand, occupancy, and resale timing are uncertain and should not be treated as guarantees.

This guide is a planning reference, not legal, tax, engineering, inspection, or financial advice. Use qualified professionals and current property documents before making a decision.
