A CMA and a formal appraisal serve different purposes.
The source page addressed property value questions arising from probate, divorce, and a potential sale. This rebuild retains that service intent, but it does not represent a broker CMA as a legally recognized appraisal or promise a legal outcome, fee credit, or whole-Baja service area.

Requirements vary by purpose and authority. Confirm the required professional, valuation date, currency, methodology, evidentiary standard, and document format with the court, notary, attorney, accountant, lender, insurer, or other requesting party before work begins.
A comparative market analysis is generally a broker’s estimate informed by selected market evidence and property characteristics. It may help frame a listing conversation or pricing range, but it is not automatically a formal appraisal and may not satisfy a court, tax authority, lender, insurer, notary, or settlement agreement.
A formal appraisal may require a credentialed professional, prescribed methodology, inspection, effective date, supporting exhibits, and a signed report. Ask the requesting party exactly what qualification and report standard it will accept.
Market evidence also needs context: closing date, condition, location, view, furnishing, association structure, concessions, and whether a recorded figure reflects the complete economic transaction.

Probate and divorce can involve questions beyond market value: who has authority to act, how title or trust rights are held, which date controls the valuation, whether interests are separate or shared, and which liabilities or agreements affect the property.
Gather the deed or trust instrument, purchase and improvement records, association statements, permits, management or rental agreements, inventories of included property, prior valuations, and any court or adviser instructions.
Own In Cabo can help organize property and market information for a sale discussion, but legal conclusions and filing requirements belong with appropriately qualified counsel, notaries, accountants, and valuation professionals.
Provide the exact property identity, access conditions, requested effective date, intended use, deadline, language, currency, and report recipient. Disclose known condition issues, unpermitted work, incomplete construction, association disputes, rental commitments, and restrictions that could affect analysis.
Ask who will inspect, which data sources will be used, how comparable differences will be treated, what is excluded, and whether an update or testimony is included. A low-cost or fast report is not useful if the recipient will not accept it.
