Exchange Rate Guidance
An advertised dollar amount, a peso offer, a bank conversion, a payment obligation, and a recorded figure may use different dates or terms.

The signed documents and responsible closing professionals determine how conversion is handled.
The source page said the exchange rate would be set at closing and that a buyer could submit an offer in pesos. This rebuild preserves the currency-choice topic but does not treat one date, rate source, or recordation result as universal. Contract language, payment timing, notarial requirements, and actual bank execution must be verified.

No live exchange rate is displayed here. Confirm the controlling currency, official reference, rate date and time, spread, charges, receipt amount, and recordation treatment for the specific transaction before sending funds.

A property may be marketed in U.S. dollars while a contract, invoice, tax calculation, trust instruction, notarial instrument, or local payment uses pesos. Do not assume the display currency controls every obligation.
A buyer may propose peso terms, but the parties, representation authority, form of offer, conversion clause, and acceptance must be documented for that transaction.
The source page referred to the closing date. The site disclosure refers to the official Banco de México exchange rate on the date payment is due. The purchase agreement, escrow instructions, notarial process, and applicable rules should be reviewed to resolve the controlling language.
A quoted reference can differ from the commercial rate actually applied by a bank or payment provider. Ask whether a weekend, holiday, cutoff time, delayed receipt, returned wire, or split payment changes the calculation.
Bank spreads, correspondent charges, escrow fees, wire costs, tax withholding, refunds, and conversion timing can change the effective amount. Request a written funds calculation before sending money and a receipt afterward.
Confirm with the notary, escrow or closing professional, legal and tax advisers, and any lender how the sales price and related amounts will be documented. A marketing page cannot determine the amount registered for title or tax purposes.

Confirm the rule, role, document, and current facts.
Prices may be displayed in DOLLARS (US Currency). Where the signed transaction documents or applicable requirements call for conversion into PESOS, confirm the controlling rate source, date, calculation, and recordation treatment with the responsible notary, closing professional, and qualified advisers. NOM 247 and other applicable rules may require peso-equivalent consumer information using an official exchange rate; the specific contract and current official requirements control.
