Current, unranked research guide

How to find a luxury condo in Los Cabos: a current, criteria-led guide

Los Cabos condo searches are easier to manage when every development is compared on the same terms: location, ownership form, building stage, documented amenities, ongoing-cost categories, use rules, and the records available for review. This dated guide offers an unranked starting set—not a live inventory feed or an investment recommendation. Pricing, availability, fees, rules, brand relationships, and construction status can change, so verify current documents and property condition with the responsible source and qualified independent professionals before acting.

What this guide does—and does not do

This is an educational shortlist of developments to research. It does not reproduce live listings, rank investments, promise that a unit is available, or provide individualized legal, tax, financial, insurance, engineering, or property-condition advice. “Luxury” is a category label based on documented residence form, setting, service model, and amenities; it is not an assurance of construction quality, service, value, or return.

How this roundup was selected

We included developments only when current official material established the project identity and location, supported a condominium or multi-unit residential component, and supplied at least one decision-useful fact that could be described without copying a listing. We grouped entries by area rather than ranking them. Hotel suites, fractional interests, detached-home-only communities, projects with unresolved current-status conflicts, and entries dependent on stale unit listings were excluded.

Set your criteria before comparing developments

Before comparing names, decide what you need to verify: full ownership versus another use structure; completed versus planned construction; access and mobility needs; parking and storage; association and club obligations; rental or occupancy restrictions; insurance and reserve information; and which services or amenities are attached to the specific unit rather than merely located nearby.

Use the same comparison fields for every option: area; ownership form; completed, planned, or unknown status; building form; access and mobility; parking and storage; documented amenities; association and club obligations; use and rental rules; insurance and reserve records; coastal and building-condition questions; and source date. Leave a field blank when the responsible source has not answered it—do not infer.

Six main entries

Cabo San Lucas and the near-town corridor

Monuments Beach · existing; official site markets the residence collection

The Cape Residences

Ownership form to verify: full-ownership condominiums.

Official materials describe 32 fully owned one-, two-, and three-bedroom residences positioned above Monuments Beach, with views toward El Arco and access to listed hotel amenities. Confirm current unit status, title and condominium documents, fees, use rules, and the exact services attached to the unit.

Tourist / Golden Corridor

Cabo Del Sol · operating resort/residence property; current developer inventory unproven

Four Seasons Private Residences Cabo San Lucas at Cabo Del Sol

Ownership form to verify: mixed branded residences, villas, and estates.

Four Seasons lists 61 private residences and a 2024 opening date, but the offering combines residences, villas, and estates; it is not a 61-condo project. Confirm the legal form of the specific home, current seller inventory, owner entitlements, fees, and any rental or use program in writing.

Santa Maria Bay · existing and currently marketed on official residence pages

Montage Residences Los Cabos

Ownership form to verify: branded multi-unit private residences.

Official materials describe two- and three-bedroom residences in a residents-only area with expansive terraces. Unit features, current availability, club eligibility, and optional rental-management terms vary and require current documents.

Palmilla and San José del Cabo

Palmilla · existing development with live official model and sales pages

Palmilla Dunes

Ownership form to verify: unbranded condominiums and penthouses.

Official materials identify two- and three-bedroom condos and private penthouses, with gardens and open-air terraces. Confirm whether a particular unit includes or can transfer club membership, what association obligations apply, and whether the seller is a developer or resale owner. One&Only Palmilla ownership or management is not implied.

Querencia · existing neighborhood; represented on Querencia official pages

Las Verandas at Querencia

Ownership form to verify: condominium-style lock-and-leave residences.

Querencia materials describe lock-and-leave residences, a four-bedroom floor plan, private elevator service from underground parking, a community pool, and proximity to Club Village. The page says social and golf memberships are available; it does not establish that membership is included with every residence. Confirm eligibility, transfer terms, storage and parking rights, fees, and governing documents.

Puerto Los Cabos

North Enclave · currently marketed; completion/delivery not established by reviewed primary pages

Zadún, a Ritz-Carlton Reserve Residence — North Enclave

Ownership form to verify: branded condominium collection within a broader mixed residence offering.

Official materials place Zadún in Puerto Los Cabos and market North Enclave separately from East Enclave and Grand Reserve. Reviewed pages did not establish completion or delivery status, so this entry remains currently marketed, not move-in ready. Confirm legal form, exact building and unit, construction status, resort or club rights, fees, and brand-management terms.

Separate future-stage section

Pipeline to verify — Pacific side

These two entries are not part of the six-development main roundup. They remain future-stage research leads until current primary documents establish construction, legal form, delivery, and sale terms.

Quivira · Pipeline / planned

The Residences at The St. Regis Los Cabos at Quivira

Ownership form to verify: mixed branded pipeline: condominiums, villas, townhomes and penthouses.

Quivira describes a planned 74-residence mixed collection and says the first phase will include 15 ocean-view condos and 10 oceanfront villas. The materials use future tense; no reviewed dated primary source established opening, completion, or move-in readiness. Marriott’s marks are licensed, and the project disclaimer says Marriott does not own, develop, or sell the residences. Confirm current permits, presale authorization, construction, delivery, specifications, brand agreement, and scheduled amenity terms.

Oleada · Pipeline / planned

Conrad Residences at Oleada Los Cabos

Ownership form to verify: future branded residences; condo legal form not established in reviewed copy.

Primary material supports a future branded-residence project and an early-reservation stage. Hilton’s December 2024 announcement anticipated a 2027 opening, but that is a projection. Primary sources conflict on the residence count—43 in the Hilton announcement and 59 in current project marketing—so no count is presented as settled. Confirm legal ownership form, reservation terms, construction milestones, and delivery status.

Documents and questions to verify for any condo

  • Seller authority and exact legal identity of the unit.
  • Current title/registry history and lien certificate.
  • Cadastral identity and property-tax status.
  • Recorded condominium regime, indiviso and bylaws.
  • Recent budgets, reserves, insurance, assessments and assembly minutes.
  • Master and sub-association obligations.
  • Parking, storage, terrace/roof rights and common-area boundaries.
  • Rental, occupancy, pet, renovation and guest rules.
  • Brand, hotel, rental-management and club agreements; transferability and fees.
  • For presales: land use, municipal presale authorization, construction license, approved plans, specifications, deposit handling, delivery/default remedies and completion documentation.
  • PROFECO adhesion-contract registration where applicable.
  • Coastal exposure, waterproofing, corrosion, drainage, storm history, utilities and property-condition review.

The Los Cabos municipal catalog identifies land-use authorization and presale procedures for units in condominium-regime developments. That proves the procedures exist; it does not prove that a named project holds a permit. Request and verify project-specific permit numbers and approved documents. [S06] H. XV Ayuntamiento de Los Cabos

NOM-247-SE-2021 is listed as current and addresses commercial information, advertising, and minimum contract elements for residential real estate. Ask for the provider’s registered contract model where applicable, but do not treat registration as proof of title, solvency, completion, or permit compliance. High-level note for non-Mexican buyers

Mexico’s Ministry of Foreign Affairs describes a permit-based trust structure for foreign beneficiaries using residential property in the coastal restricted zone, with the trust documented in a public deed. How that framework applies to a buyer, entity, or property depends on the transaction. Ask an independent Mexican notary or attorney and tax adviser to review the current documents and requirements. Sources, corrections, and update policy

Developer and brand sources support attributed project identity and described features; they do not independently prove quality, title, inventory, transferability, completion, or performance. Sources were accessed September 27, 2026. Links and status should be checked monthly, project evidence quarterly, and the legal and accessibility review annually. If the quarterly review is more than 120 days late, volatile status labels should be suppressed; if the annual review is more than 395 days late, the page should be placed on editorial hold or retired under publisher policy.
