Los Cabos Real Estate Market Reports
Use a clearly dated, source-labeled report to compare residential market activity across the region—not an undated number or a substitute for property-level due diligence.
Request the current reportReport scope
A regional view with separate area and property-type lenses.
A complete report should identify results separately for Cabo San Lucas, Cabo Corridor, San José del Cabo, and San José Corridor. Houses and condominiums should also remain separate unless a combined regional total is clearly labeled.
Those boundaries matter. A regional total can conceal differences in property mix, new-construction activity, price distribution, and the number of observations in each area. This hub explains the reporting framework; it is not a live listing feed or a valuation of a particular property.
Reading the measures
Active, sold, and median answer different questions.
Active inventory
A snapshot of listings marked active at the stated cutoff time. It is a supply indicator, not proof that every property is still available, complete, comparable, or represented in the same way.
Sold properties
Transactions recorded as closed during the stated reporting period. Closed sales are backward-looking and can lag negotiations, contracts, construction delivery, or status updates.
Median sale price
The middle recorded sale price after qualifying closed sales are ordered from lower to higher. It is not the average, does not measure appreciation by itself, and can shift when the mix of sold properties changes.
Methodology contract
What every published update must disclose.
- Authorized source and extraction time. Name the approved data source, record when it was exported, and preserve the source status definitions used in that export.
- Geography and property type. State the included area boundaries and separate houses from condominiums. If another property class is included, identify it rather than folding it into a residential total without notice.
- Reporting window. Label whether a value is a point-in-time snapshot, calendar month, quarter, year to date, trailing period, or another interval. Use the same window when making comparisons.
- Inclusion and exclusion rules. Explain treatment of pending and contingent listings, withdrawn or expired records, private and off-market sales, new-construction inventory, duplicate records, and later corrections.
- Calculation and sample size. Calculate medians only from the stated qualifying records, disclose the observation count, and avoid percentage or trend claims when the comparison base is missing or too small to support them.
Interpretation
Compare like with like before calling something a trend.
Read active inventory as a dated supply snapshot and closed sales as activity from a completed period. Compare the same area, property type, status rules, currency, and time window. A change in median price may reflect a different mix of homes or condos sold rather than a change in the value of every property.
Small samples can move sharply when a few high- or low-priced transactions close. Seasonal patterns, delayed status changes, developer releases, and incomplete private-sale coverage can also affect the apparent direction. A regional report is context for questions; it is not an appraisal, comparative market analysis, forecast, or promise of a sale price.
Data quality and comparability
Limits belong beside the numbers.
Status and coverage
Listing status can change after export. Private transactions, developer-controlled releases, and records outside the authorized source may be absent. A report should say what it cannot observe.
Currency
Label every monetary measure as USD, MXN, or another stated currency. Do not combine currencies. If values are converted, disclose the exchange-rate source, rate date or period, and whether original-currency values were retained.
Time period and revisions
Give each snapshot a cutoff timestamp and each sales measure a start and end date. If late records or corrections change a report, publish a revision note instead of silently replacing the historical result.
Archive policy
Historical reports stay historical.
When a dated report is published, its reporting period, source note, methodology version, currency basis, and revision history should remain visible. It should link back to this hub for the current request path and must not be relabeled as current. Material corrections should carry a dated note; superseded files should not be silently overwritten.
This hub does not currently expose a verified downloadable archive. Eight obsolete monthly URLs from 2020 and 2021 may consolidate here only after this page is published and independently verified. Their redirects preserve report intent without presenting their old figures as current.
Current report request
Ask for the reporting period and evidence you need.
Specify the area, homes or condos, preferred currency, and comparison period. The team can confirm what current report is available, its source period, and any limits before sharing figures.
